LAND -High ROI. Low Risk.

What is the Return on Investment (ROI) potential for LAND?  Low Jewell, Land 101 Instructor thinks the answer is evident. Just look at  supply and demand. "There's only so much Land," says Lou. Conclusion:  Land has solid potential to produce gains of great magnitude. Certainly, some of the wealthiest people in history invested in Land, and won.

Land Investment Analysis. Although some Land Brokers (including myself) think of our practice as an art form, land brokerage also factors in analysis. Clients are encouraged to sit down with paper and pencil to  determine cash flow and outlay- from acquisition. and potential income (rental income and/or partial sales,) to the disposition of the property. Conservation tax benefits, and general tax advantages and implications are worth investigating. Understanding of the value of  transitional Land is important. And, just as in the residential real estate market, Land investment is about location.

Location, location, location. Consider the ROI potential of LAND in sought after regions. Take, for example areas like  Asheville NC, the "Happiest City in the USA." In Asheville, investors are looking for Land that promises sustainable development and walkable communities.Baby Boomers are choosing Asheville for these qualities.

Rapid Growth. Smart Growth.  Think about demographics and growth patterns/choices. Smart Growth for land water efficiency affecting animals, crops, and timber, renewable and alternative energy , and goals and methods and practices of sustainable development.

As a Land Broker, I am appreciative of what site analyses do for buyers, sellers and for me.Combined with the building site's overall ecological patterns a site analyses provides essential information that helps all of us make wise choices.

Great post. I have sold a few thousand acres in my career, but right now in my area, (Detroit metro) there isn't a whole lot of vacant land that you can buy that you wont have to hold for 10+ years to make any money.
