Did you know that conservation restriction being imposed by the buyer at time of purchase can be customized to meet the needs of both the buyer and the land?
If no home exists on the property, a restriction can usually be structured to allow some construction under guidelines that protect the property's natural assets. The property remains in private ownership and on the local tax rolls. The restrictions stay with the property, even if it is sold or transferred, and therefore limit the use of the property permanently.
These restrictions are binding in perpetuity, and designed for a distinct conservation purpose.

In the procces of doing this, consevation credits can be created that can be sold on the open market. This is one of the things Al Gore gets complaints about, somehow it isn't ok to make money beeing green...
A good book on this is Green Wealth by Kevin F. Noon and Judith A. Ward.
Like so many tools this can be used for good or not so good... But it is an interesting turn.
