As I pondered the items on one of my Listservs the other day, I came across a simple but elegant "ad" from a land-buyer here in Asheville. Originally written in  prose, the words, the tempo, and the sentiment were so lyrical that they called to my heart. I translated these to verse and asked permission to share it then with you...and here it is...one of the most beautifully -written ads I have ever read...

The Importance of Conservation Stewardship and Farmland Preservation  Asheville and Beyond-

Real Estate News and Views: GOING GREEN

Conservation and stewardship of the Land are coming to the forefront of the popular consciousness across the nation. As land specialist in the mountains of North Carolina, my clients are expressing a particular interest in conservation practices including:

1.controlling wind erosion,
2.conserving energy,
3.growing high residue-producing crops,
4.managing areas for wildlife,
5.providing food and water resources on existing lands for wildlife,
6. applying fertilizer according to soil and tissue tests,
7.utilizing a grazing management system to maintain soil and water quality.

The  Conservation Stewardship Program ... reports that it can , "...help the nation's agricultural and forestry producers reach greater levels of conservation performance, which will help protect our land and water... maintaining and enhancing natural resources [that] will improve the quality of soil and water, assist in addressing global climate change, and encourage environmentally responsible energy production."

10 GREEN-Friendly Asheville Area Communities  (Entry in the GREEN WEEK CONTEST )

Asheville, North Carolina, Green Week, 2011-Real Estate News and Views from Asheville's "Greenolina"  Asheville Shades of Green Land and Development

How many  shades of green  can you see in the Asheville area mountains? In eco-friendly design, development, and building I'd say, "about as many as you can see in the early light on an Appalachian mountainside.

Take for example... a) green-built homes,  b) indoor air quality (IAQ) , c) whole house ventilation or d)  NO-VOC paint .... And many people looking to leave a land legacy will devote their attention to e) eco-savvy development that takes into account f) site planning, g) solar orientation and h) energy use.

You may surmise that the levels of attraction, commitment, and motivation to  greening your living environment are unique to each of us.

Poll homebuyers and investors and you are sure to find certain green attributeshave more appeal than others. But "greenies" do share one thing in common: Most will tell you they are deeply attracted to the notion that their grandkids will be and/or are in a healthy, non-toxic environment. When you invest in a healthy home in the Asheville area, you can expect life affirming quality.

7 Ways to Recognize and Appreciate an Eco Village - Asheville Style

It's Asheville Style! And you can find it in sustainable innovation in the eco villages and developments in the Asheville area.

WHEN you visit the numerous Asheville area eco-friendly developments, you will discover some are urban and some are rural.  You may be attracted to miles and miles of hiking trails that adjoin the National Forest. You may be attracted to the community amenities.  But, whether you find your Asheville dream in a rural or an urban area,  you can be certain that an eco-friendly development and/or an  ecovillage is not defined by its location.How then do you recognize an authentic eco village?

Eco-villages are defined by concept. 

For me, this is about sustainable innovation--
a "green plan"  that encourages both social contact and individual space coupled with the understanding that, as a member of the community, you are entrusted with a shared sense of caring for all who live here.  And, how do you know when you have found the "real thing" and can therefore move forward with a buying decision?  Just take this handy list along with you.

Tough Real Estate Conversations Need to Happen-Fair Market Value

A potential seller of a large land parcel here in the Greater Asheville area contacted me this past week. She spoke of her husband's untimely death, and the fact that , shortly thereafter, she had agreed to a two-year listing contract.  Thus began a number of  tough real estate conversations  with her. These conversations are the subject of this series.

This conversation centers around -Fair Market ValueAshevile Land Owner Contemplates Sale

BACKGROUND: The widow, who lives out-of-state,  now is alone in ownership of a parcel of land in the Greater Asheville North Carolina area. Referred to me as a Land Specialist, she had called to talk about this high-end acreage.

She does not want to part with the Land as it was her husband's "favorite place on Earth.."  But her finances after the medical expenses from his illness made it a necessity.

In our first conversation, I explained that we needed to consider certain things about the property in order provide an honest report.

Even in the Asheville mountains, one of the most attractive areas of the country for second and vacation homes and for Land , a price reduction and the possibility of  lost property value had to be addressed, as did the urgency of the sale. This would affect the price. 

We would need to agree on pricing the Land "RIGHT"- right from the start or lose the window of opportunity.  The first step in the process was (and is) to determine the Fair Market Value (FMV). To determine FMV, I began by  focusing on COMPS research. My notes follow:

COMPS RESEARCH: (This took a couple of hours to compile and write up ...I made an appointment for a video conference with the widow  set to discuss the email as per the information below.)

1. [ link provided] Here is a link to information about a property that sold in the area. Please be aware that this is not  an "exact comp" as there are no comparable properties in the area, however, we can extrapolate information from it. The property is just about 6 AC . It sold for  $160,000...To get a reasonable estimate, we need to add and subtract features/benefits of this parcel as compared to your 30 AC +/- parcel...Here is the description of that property:  [there followed the information described.]
Computation:$26,000 per acre 

 2. HERE is a HOME  [link provided]  in the Asheville market on a large parcel of land that sold  this past month in [the same eco-community]  I will call the Listing Agent on this property to talk about the sale and report back to you on my discovery and recommendations. Again -to get a reasonable estimate, we need to add and subtract features/benefits of this home, find the value per sq ft. and then find the value of the land... Here is the description of that property:    [description provided.]  Computation : Acreage is priced at about $15,000  per acre.

3. HERE is another property:: [link and description provided]Computation: Acreage is priced at about $20,000  per acre.

PRICING ESTIMATE FOR SALE: $450,000 

At this point I continued showing examples of how I computed the FMV, so that in our video conference, the potential seller-client would understand how we arrived at the figures. I would have to have a tough real estate e conversation about how her need to expedite the sale of the land would affect this.

Asheville Area Second Vacation Homes - The Preserve at Wolf Laurel

Heading north from Asheville, NC today, we look forward to stepping, even if only briefly, on the Appalachian Trail  when we visit Second and Vacation Homes  at The Preserve at Wolf Laurel .   Here wolf laurel preserve near asheville ncgolfing, skiing, hiking and equestrian pursuits are on the agenda for second and vacation home owners.

Keeping these points in mind,a) proximity to Asheville,  b) the exterior and/or interior allure for a second or vacation home,  and c) zoning/deed restrictions, we travel about 25 minutes on I-26 to Exit 3. Another 20 minutes takes us to the gates of this eco-friendly development touted as a "a private, gated mountain top community that adjoins Wolf Laurel Resort in the Blue Ridge Mountains of western North Carolina."

 "With an elevation of approximately 4,800 feet, this 1,300 acre master planned community offers long-range views and ... tennis, swimming, skiing, horseback riding, and miles of trails with direct access to the Appalachian Trail, " we read in the brochure.

I am smiling as I hear cheers all around. We may even take in an incredible  360 degree view of the Cherokee and Pisgah National Forests   from the Big Bald Mountain Trail.  

 I warn everyone: The roads leading there are somewhat narrow and with the storms this winter, we may experience some tricky potholes!

Arriving in the Preserve at Wolf Laurel area, we remark that this is a mighty fine terrain for skiing.  We decide to stop by the ski lodge, an attractive building of  native poplar and pine post and beam construction. (Always nice to notice if you are into locally harvested and sustainable construction.)

 Later we will take a look at second and vacation homes and condos that border the eighteen hole championship course. This must be one of the highest elevations east of the Rockies.

On the way up the mountain, we see three(3) tennis courts, a stocked trout pond that is just a short walk from the outdoor pavilion.

We stop for a picnic  there. We talk about the "must haves". My clients who are avid skiers and outdoorsfolk.


I can see a twinkle in their eyes as the envision the family gathering to ski toether next winter. Asheville Secoond and Vacation Recreation Homes I ask:

a) Will the Proximity to Asheville NC work for you?  It is less than an hour from Asheville, NC, and just 15 minutes to Mars Hill, NC  and grocery stores.  The Preserve at Wolf Laurel could really appeal to this family  as they are interested in the recreational and out-of-doors aspects that second and vacation properties offer.

b) Tell me how you feel about the Exterior Allure? Without a doubt there is the possibility of amazing connections with nature: Homes along the Appalachian trail, the graceful beauty of ski slopes, the  shady sanctuary of the forest, or hilltop.. . .My Oh My!
