Asheville Real Estate Journal: Define a Green Home 

If you have been reading Asheville Greenolina's Blog for even a short time, you will know that it centers around healthy homes, land, and living. Not long ago, a reader asked me to define a "green" home.   After all this time, I realized that possibly I had  not done this...so here it is: 

Definition of a Green (Healthy-Built) Home

A green home consists of an integrated, holistic system designed to take into serious account the wellness of the home owners, on many levels...from the aesthetic to the very practical. A Green-built home (or green renovation) takes into account, to name just a few things: 

Increased value via selected improvements  

Improved energy efficiency( improved by 30 to 50 percent compared to code for heating, cooling, hot water, lights and appliances)

Thoughtful site planning and  orientation to take advantage of natural energy sources

Reduced storm-water runoff (this protects local surface-water resources)

Native vegetation (this can work to limit irrigation needs)

Enhanced indoor environments including indoor air quality (IAQ), moisture-resistant construction designed to control entry of radon and other soil gas and outdoor pollution sources

But, to expand on this, let's call in the Experts! Possibly this VIDEO where  Dennis Creech, the co-founder and executive director of Southface, http://www.southface.org/   a nonprofit organization that addresses the need for research and education in energy policy, sustainable technologies and applied building science, offers his views will be of value to you.  Says, Mr. Creech, "Since the definition of green homes remains a bit fuzzy to consumers, and since strong consumer demand is critical, green builder programs need to educate consumers as much to the benefits as to the technical features of green home building."

Now Available: Sustainable Design & Green Building Toolkit for Your Home Town!

Asheville Real Estate Journal: removing barriers to sustainable design and green building 

In order to assist local governments in identifying and removing barriers to sustainable design and green building within their permitting process, the U.S. Environmental Protection Agency (EPA) has developed the Sustainable Design and Green Building Toolkit for Local Governments Toolkit. (let me know if you desire a copy in PDF format.)  Request the PDF if you are interested in codes/ordinances that could affect the design, construction, renovation, and operation and maintenance of a building and its immediate site. 

The PDF contains two distinct sections- an Assessment Tool and Resource Guide that addresses important subjects such as: 

• Sustainable Sites and Responsible Land Use Development
• Materials and Resource Conservation
• Energy Conservation and Atmospheric Quality
• Water Efficiency, Conservation, and Management
• Indoor Environmental Air Quality (IAQ) 

Possibly very important to those of you interested in sustainable building and neighborhoods, the second section offers a guide to developing an Action Plan for implementing changes within a community's permitting process.   

Here you will learn the "right" questions to consider when REALTORS© and/or our clients are conversing with decision-makers about green building codes such as: 

• Are existing codes/ordinances highly prescriptive or is there room, or requirement, for interpretation?

• If there is room for interpretation, is there a policy that supports and defines parameters for interpretation?

• Is there periodic review of codes/ordinances? If so, by whom?

• Is there a clear process for variances? Who has the authority to grant variances, and is the granting of a variance a rare or common activity?

Asheville NC- Mountain Homes and Land- For Sale- ECO Asheville Style

Let's say you are an eco-minded person. Eco-innovation,  energy efficiencyWaterfall at Three Creeks ECO Community, Lake Lure NC, true-green-built homes, water conservation, and the creation of economic opportunities for the local communities excites you. You like the concept of thoughtful land planning, so the land surrounding the neighborhood in which you live could be (if it already  hasn't been ) placed into  a  conservation trust.

150 Services a Professional REALTOR® Does For You (Part 2)

REALTORS® are pledged to uphold the stringent, enforceable tenets of the REALTOR® Code of Ethicsin their professional dealings with the public. Not every real estate licensee holds REALTOR® membership and abides by the Code of Ethics. 

As I mentioned in Part 1 of this series, there are at least 150 services a professional, hard-working  REALTOR® provides. These services can be broken down into "phases". ..the first of which may be Previews for Real Property Investors  and/or Pre-Listing Activities

10 questions to ask before you sign an employment contract with a REALTOR®. 
DO YOU:

  1. Research sales activity for past 180 days from both MLS's and public records databases?
  2. Research "Average Days on Market" for property of this type, price range and location? And review property tax roll information.
  3. Prepare "Comparable Market Analysis" (CMA) to establish fair market value?
    And do you obtain a copy of subdivision plat/complex lay out when I am seriously interested in investing in a property? Or if I am Listing my property with you?
  4. Research property's ownership & deed type? And do you research the property's public record information for lot size & dimensions? And do you research and verify the legal description?
  5. Research property's land use coding and deed restrictions?
  6. Research property's current use and zoning?..Do you check recorded permits? and check city assessments for utility expansion program?
  7. Verify legal names of owner(s) in county's public property records.
  8. Prepare listing presentation package.
  9. Perform exterior "Curb Appeal Assessments" of subject property or properties.
  10. Compile and assemble formal file on property. Research properties of interest and/or all comparable currently listed properties?

Add this to your list of questions: Are you a local expert who also listens carefully to your clients? Tell me how? And provide references from your happy clients.

Green Friendly Asheville community – Mountain Meadows, Mars Hill North Carolina

I am not objective about Mountain Meadows eco-friendly community near Mars Hill North Carolina. Like the quotation above, I too am moved when I discover local developers who  bring their ideals to their work.

Inspired by nature, Mountain Meadows with its beautiful rolling land and amazing variety of trees - with its fruit orchard and in area by the creek for vegetable gardens and even a creek side poultry patch, a place for chickens and eggs, seeks to maintain the integrity  and sense of place for this beautiful , rolling farmland.

A husband-and-wife team, the developers were determined to remove as few trees and flora as possible in the construction of roads and homesites.

Here is a known list of trees at Mountain Meadows: White Oak, Red Oak, Silver Maple, Sugar Maple, Red Maple, Beech, Chestnut Oak, Iron Wood, Wild Cherry, Sourwood, Tulip Popular, Cucumber Popular, Slippery Elm, Hickory, Carolina Hemlock, White Pine, Yellow Pine, Black Pine, Evergreen, Cedar, Birch, Dogwood, Sassafras, Ash, Spicewood, Black Gum, Locust, Apple, Pear, Cherry, Black Walnut, White Walnut 

Taking it one step further, the couple decided to allow only NC HealthyBuilt or LEED Certified homes. Of course, all appliances must be Energy Star rated. No minimum square footage (small is beautiful too) ...

 Other pluses:

Mountain Meadows is a debt free community. This means a good investment opportunity for buyers where foreclosure is not an issue.

Here future residents can enjoy a 3 mile/run sustainable trail in an eco-friendly environment. An heirloom seed bank has been initiated.

On 58 acres that includes an 8 acre farmthere are 31 homesites 19 homesites average 3 acres. All of this is on gentle laying land... south facing with heartwarming mountain views.

Heavy black cloth underlayment -Terra Tex Woven Textile EP 25 filter fabric was used on all Main Roads to cover the packed dirt prior to placement of two inch rock, as needed, and 5-6" of finish gravel.

This 15' wide cloth and the rock provide the best possible base for a long lasting road with minimal maintenance.Terra Tex is a high strength, highly water permeable geotextile designed to fit this structural purpose and is used only when the highest quality subsurface is desired .

Driveways and underground utilities are in-place.

Take to the slopes for winter wellness. North Carolina's ski industry is growing.  In fact, in addition to the wellness factors, you will be contributing to the wellness of North Carolina's economy. The N.C. Ski Areas Association reported that skiers and snowboards spent more than $88 million last season for lift tickets, equipment, lodging, food and other items.

Facebook, according to  The News & Observer, Raleigh plans to build a $450 million data center in Rutherford County near Forest City. The company an 18-month construction process. And German auto-parts maker Reich GmbHplans to open a factory in Asheville that will employ 56 to make parts for steering systems, transmissions and engines. Production is set to begin in the first quarter of 2011.

Local writers will have the opportunity to hone their skills with the spring workshop series from UNC Asheville's Great Smokies Writing Program (GSWP). Most classes are open to all interested writers but class size is limited; early registration is suggested.

  Warren Wilson College hosts an annual conference of particular interest to Asheville Livability.
