From the ASHEVILLE AREA NEIGHBORHOODS TO LOVE Series : ALBEMARLE PARK (Part 1)

Let me start by saying...  Once upon a time, approximately 11 miles from downtown Asheville; or 7 miles from the where bustling Patton Avenue intersects Highway 63; or 5 miles from dear "Green Asheville's" city limits; or 1/2 mile from the new Leicester Post Office, there was a beautiful organic farm-  

HOWEVER......for those of you who want a glimpse CLOSE IN before we head out there here the first of our series on  ASHEVILLE AREA NEIGHBORHOODS TO LOVE...CLOSE IN neighborhoods and their parks...ALBMARLE PARK

ALBEMARLE PARK of which Cottage Living says, "Like Cheers, the famous TV bar, Albemarle Park is a place where everyone knows your name. A mile from downtown Asheville, Albemarle is equal parts refuge, extended family, and happy hour. Each of the storybook homes has a name, such as Dahlia, Fox Hall, and Chipmunk..."

Homes: Thoughtful sustainable design and "green up-fitting"represents the character of Albemarle where tree-lined lanes accentuate a cottage scale, and street signs that make your on foot or fuel-efficient vehicle over approximately 42-acres a delight.

Neighborhood Parks Greenspace: (see photo) Right at Albemarle's center is a unique neighborhood park called The Circle.  Thomas Wolfe once performed there. During winter, families meet there to sled; in summer, neighbors hold a concert series, and oh my the colors of Autumn call to residents and visitors, alike....for an after work ramble with their dogs.

 There is a bright outlook for home and land buyers here in the Greater Asheville area.

Take for example the financing power in terms of energy efficient mortgages. ..and Tax Incentives.

According to the Residential Energy Services Network  An energy mortgage is a mortgage that credits a home's energy efficiency in the home loan. There are two types of energy mortgages:

  • Energy Improvement Mortgage - Finances the energy upgrades of an existing home in the mortgage loan using monthly energy savings
  • Energy Efficient Mortgage - Uses the energy savings from a new energy efficient home to increase the home buying power of consumers and capitalizes the energy savings in the appraisal  

An energy mortgage is credits a home's energy efficiency in the loan.

Not long ago one of our clients obtained such a loan through a lender who is on the Green Referral Team we enjoy working with here in Asheville.  The home they chose went through a HERS Rating process and was shown to be energy efficient. That meant that they could buy a higher quality home because of the lower monthly costs of heating and cooling the home.

On the "green upFit" side another client chose to purchase a home where the energy efficiency was just calling out to be improved. In that case, the loan concept allowed for money saved in monthly utility bills to finance energy improvements. 

2009 Obama Stimulus Package according to Earth2Tech means thisfor eco-friendly buyers and investors:

  1. The stimulus package expands tax credits for more energy-efficient appliances and insulation improvements, for a value of $2 billion over 10 years.
  2. It also provides $300 million in matching funds for state rebates on energy efficient appliances and increases government spending on weatherization for low- and middle-income homes (annual income of $32,000 or so for a family of four, depending on the state, according to CNNMoney) to $5 billion, up from the current $500 million per year.
  3. Public housing projects get $250 million for energy-saving upgrades.

2009 Obama Plan according to Energy Star  offers credits for energy efficient home improvements

The highlights are: The tax credits that were previously effective for 2009, have been extended to 2010 as well.  The tax credit has been raised from 10% to 30%.    The tax credits that were for a specific dollar amount (ex $300 for a CAC), have been converted to 30% of the cost.  The maximum credit has been raised from $500 to $1500 for the two years (2009-2010). However, some improvements such as geothermal heat pumps, solar water heaters, and solar panels are not subject to the $1,500 maximum.    The $200 cap on windows has been removed.

 Federal Tax Credits for Energy Efficiency includes: Tax Credits for Consumers                                   Home Improvements   Windows and Doors   Insulation       HVAC                                                 Geothermal Heat Pumps    Water Heaters  Biomass Stoves   Solar Energy Systems                                  Small Wind Energy Systems   Fuel Cells

 All commercial and private buildings are eligible for a 10% grant in lieu of tax credit for the total cost of installing geothermal systems

It's Permeable !!

I was taking a photo of a permeable driveway for a "green" buyer in Asheville this week. She wants to install this type of sustainable feature as she retrofits her home. She knows that it will not only add value to her property, but will help with water conservation and quality.

I got the photo just fine...and something else...I just couldn't bear to crop that nifty something...

Asheville NC Lifestyle: Land and Sky and Mountains...and QUALITY

As a land specialist here in the Greater Asheville, N.C. area,  I think about things like the quality of air and water and how that can impact our clients.

I think about the troposphere and stratosphere, and how each affects the quality of life on Earth differently.

As a former schoolteacher, I remember emphasizing to my students the importance of learning about such things.  Maybe you remember learning that the troposphere begins at the Earth's surface and extends for 6-10 miles.

It absolutely and directly affects the health of the people, animals, and plants living on the Earth.The stratosphere, which extends to 30-34 miles above the Earth's surface, preserves the Earth's climate and protects the Earth from the sun's radiation. But we have a challenge. And it's mostly related to human beings.

Carolina blue skies or not, ozone  formed in the troposphereby chemical reactions between volatile organic compounds (VOCs) and nitrogen oxides (NOX) on sunny days, and that industrial facility down the road, and that coal-fired power plant over the hill.... emit VOCs and NOX. It's a challenge. Even, gas-powered yard tools, boats, cars we appreciate so much can be a problem.  If you look at it as an opportunity to turn on the valve to your creative juices, you could get inspired by the challenge to remedy the problem. 

As real estate professionals,we are invested in quality of life issues for our clients. When I think that various pollutants impact the quality of daily life by making it difficult to work or play out-of-doors, I want to do something ....SO look for a list of tipsin upcoming posts....tips specific to real estate here in the Asheville Area....

5 Steps Buyers Can Take to Learn More about a Home's Solar Capabilities: Solar Energy Series (3)

As real estate clients become more and more interested in energy and cost savings, before investing in a residential property or building on eco-friendly land, many buyers want to know more about  solar capabilities.  So I put together this list  of 5 Steps Buyers Can Take to Learn More about a home's  Solar Capabilities.

There's much to learn and consider, including, for example, the differences between passive and solar building features and the costs involved. (Unlike passive solar systems, active solar systems, use mechanical devices such as fans and pumps to distribute solar heat or cooling effect from a collector.)

There are so many  things to consider for inquisitive buyers into sustainable design and development, that the green buyers' brokers at our Firm here in Asheville, NC, turned to Solar Experts to learn more about a home's  solar capabilities. Here are the suggestions:  

1.         Learn the Lingo.  Good jumping off point: US. Department of Energy' s web pages on Active Solar Heating

2.         Learn about the many types of  SOLAR COLLECTORS(usually roof-mounted) used to heat the air or liquid that is used in residential applications to heat water, indoor spaces, swimming pools-these may include flat-plate, evacuated-tube, and concentrating collectors- to solar water heating systems used to heat water or a heat-transfer fluid housed in collectors--- to liquid solar collectors which distribute heat to radiant floor, hot water baseboards or radiators, and central forced-air- to stand-alone photovoltaic systems that  produce power independently of the utility grid. 

3.         Learn about issues of cost and savings. For example:  Some photovoltaic systems can be more cost-effective than the alternative of extending power lines. Taking the cost of extending power lines into account significantly enhances the payback period associated with photovoltaic applications.

4.         GO out to the home or building site with a professional solar evaluation team. Get your own feel for the process.

5.         Refer to the list of renewable energy experts that a real estate professional provides.

The Eco-Friendly Real Estate To Do List

Here in Asheville, NC, we are green buyers' brokers specializing in large tracts of land.

This means that when it comes to due diligence often,we are busy following-up with various Closing Coordination details (septic/perc/diggers/power lines/ROW, etc.). In the process, we contact and get to know various surveyor's and other land-related professionals. 

Over the years, we have developed a very nice list of professionals. We always take time to explain to our eco-friendly Buyers- (and we feel that it  is important for Buyers to understand )- that they are well-served to interview at least three(3) professionals before hiring them to advise them on due diligence issues. We advise the Buyers to seek that advice from an Attorney.  

The other day, a case came up where there was a disputed boundary line.
We were happy to know that our clients sought the advice of his attorney who had recommended a new survey who wrote the following: 

"This contract is contingent upon Buyer's examination of the survey and right of way for ingress and egress, and upon Buyer's determination, in Buyer's sole discretion, that the said survey and right of way are suitable for Buyer's Intended Use of the Property, and that the acreage is at least the 21.24 acres represented by the Seller in the contract.."

 Recently JT  and I were exploring the area for our "green" clients hoping to unearth a few "hidden gems"...As we scouted the Asheville area, JT "happened"  to bump into  and start up a conversation with a young couple . it seems they had just completed construction of a "sustainably built' home, their second such project.  As it turned out, they  even were considering selling this home. Talk about LUCK! 

Will this home meet our clients' Sustainably Built expectations? Take a look at the details below and let us know what you think... 

House area: 1,344 square feet       Decks and porch: 586 square feet 

Foundation:   8" CMU foundation wall on reinforced concrete footing,  Bituminous damp proofing applied, face of CMU. NOTE:   Continuous footing drain around perimeter of house 

Floor Framing System:   Double LVL support beam on CMU piers,   Trus-Joist floor joists (engineered by Trus-Joist),   ¾" floor sheathing 

Exterior Walls:   2x6 studs at 16" o.c.,  5/8" sheathing (zip tape system),  R-19 fiberglass insulation with paper face,  Peachtree doors and windows- metal clad exterior- wood interior.
NOTE:   Hardi-Panel cementitious siding,     Lap siding factory finished and warrantied,     Standard sheets cut as required 

Roof:   Trus-Joist rafters at 24" o.c. and 19.2" o.c.,  5/8" sheathing,  Titanium roof paper,  Galvalume roof panels and trim,  Factory painted aluminum seamless gutters and downspouts,  Velux fixed roof windows 

Interior Walls:   2x4 or 2x6 wood studs at 16" o.c.,  ½" gypsum board,  Ceramic tiles at bathrooms,  Paint grade birch veneer doors 1-3/8" solid core pre-hung 

Ceilings:   1x6 tongue and groove lodgepole pine ceiling with Tung Oil finish in main living area,  ½" gypsum board ceiling at all other locations 

Floors:   Ceramic tile at both bathrooms and utility room,  Hand scraped bambooat all other locations 

Cabinets:   Kitchen: Manufactured birch veneer system,  Vanities: Custom "locust" cabinets by local artisan

 Bedrooms: Built-in wardrobe units (see photo JT took on the site)  

Mechanical System:   Heat Pump-York electric heat pump (13 SEER) with York air handler 

Solar Water Heater:   80 gallon tank with electric heating element and copper tubing heat exchanger as manufactured by Richmond,  Eagle Sun collector,  Non-toxic glycol coolant 

Finishes:   Paint: Interior-Sherwin Williams "Harmony" (no/low VOC)        Exterior-Sherwin Williams 

Appliances: EnergyStar® Refrigerator,  Range,  Dishwasher

The 7-Point Advantage for Smart Living

Just the other day, I wrote a post on Smart Teachers and Smart Schools how important it is (for all concerned) to enjoy a healthy GREEN environment in a "Smart Building"   therein.

One of our colleagues, JT,  respondedto the "Smart"  post this way: " ....daylighting*, indoor air quality, thermal comfort, acoustics and classroom design - all of which have an important impact on a child's ability to learn and a teacher's ability to teach ...should go without saying...."

While most of agree that the (smart) environmental benefits of green buildings are clear, are aware that the green building concepts have changed the way we design, construct, operate and generally, think, about buildings and communities,  there has been a question as to whether green, high performance buildings, add tangible value to a property. Up until just a few years ago, there was no definitive study indicating if there actually  is something "smart" going on, a  "value-added" factor. 

Luckily, Green Value stepped up to the plate. In an independent study researching green buildings in Canada, the  UK and the USA, they concluded that there is a clear link  beginning to emerge between the market value of a building and its green features.  

The study combined a review of literature and case studies and found the following,
a 7-Point Advantage for Smart Living

•1.       green buildings good for the environment
•2.       provide healthier places to live  
•3.       offer more productive places to work
•4.       can command higher rents and prices
•5.       attract tenants more quickly
•6.       reduce tenant turnover
•7.       cost less to operate and maintain.
