green real estate Asheville: Last week I took a client to see an emerging Eco-Community about 25  asheville green eco communityminutes from downtown Asheville, NC. it is located in North Carolina's Blue Ridge Mountains.

 I consider it a gem amidst the sparkling Hickory Nut Gorge. Out your back door, you can hike for miles. You can move into the serenity of nature. You can be surrounded by "forever-wild" mountain forests, soaring cliffs and pristine, cascading streams. 

In thiseco-friendly community land conservation, green-built homes, organic gardening and renewable energyfrom wind, water, sun, and geothermal sources, you can  expect eco-innovation in real time.  An heirloom apple orchard and old vineyard is part of the conservation land adjacent to the conservation development. 

Of course, this impressed my client who is very much in to the green real estate scene. Perhaps more than this, however, was the notion that here, you even can be part of designing a "net zero energy homes community," that creates more renewable energy than we use.

Sales of Asheville GREEN homes is a hot topic. If you're like me, an avid real estate market watcher, statistics in GREEN land and home sales grab my attention, especially nowadays, and especially when it comes to GOING GREEN and observing the trends in the eco-friendly market.

You may have heard forecasts that cloudy days in much of the market will prevail.

However, sunny days (see photo) are still to be had. And, as I reviewed the happenings in the GREEN HOME SALES real estate market here in the Greater Asheville area, I recognized bright trends and forecasts.

Yes,  we have felt the effects of credit tightening and the sub-prime mortgage crisis, but popularity of green built homeshas held steady, and here in Asheville, it seems to me that this-helps drive our market in a positive way.  Take for example:

15 GREEN FEATURES in Asheville Green Home DAZZLE Buyers

green real estate asheville: I wrote a post this week on one of our favorite green homes for sale in Asheville, NC.  When one of our green home for sale in asheville ncreal estate colleagues inquired,

"What makes this home so GREEN?"...I did  some research and offer the report that follows:

Green Building Attributes:

1. Passive solar design
2. low maintenance exterior 3. highly insulated exterior walls and roof
4. high efficiency variable speed heat pump
5. recycled kitchen cabinets 6. milled on-site cleared and wind-falling trees
7. recycled greenhouse plastic vapor barrier under cement pad
8. natural boric acid termite treatment
9. foiled faced rigid insulation on roof
10. low VOC sub-floor and interior paint
11. low maintenance native and eatable landscape
12. landscape rocks (walls and paths) were obtain on-site and within 1 miles of building site.
13. Over 90% of lighting is fluorescent
14. Grided and finished cement floor adds thermal mass and low maintenance
15. tight high quality Hurd windows

Design: The main objective was to preserve the mature hardwood trees and rhododendrons while taking advantage of the southern exposure with good "green" and passive solar design. A significant design element is the large south facing sliding glass doors in the great room and bedrooms. This design configuration brings daylight deep into the house, connects the interior space to native hardwood trees, offer pristine views of the mountains, while the southern exposure allows for solar energy gain.
The kitchen, living, and dining areas are one big space with large areas of glazing on south side. These windows are protected during the hot summer months by the mature deciduous trees, adding to the house's overall energy efficiency. The north and west face has minimum window area. The color palette (bronze) of the exterior surfaces are dark, absorbing solar energy during the winter months. The abundance of hardwood trees around the house keep it cool during the warmer seasons while also maintaining complete privacy. The net result is extremely low energy use with an average utility bill of less than $50/month. All domestic energy demands are 100% electric supplemented with a wood burning stove.

Construction: The house is built using basic stick framing with low maintenance cement board siding trimmed with western red cedar. A maroon-color standing seam metal roof adds aesthetic qualities while contributing to the sustainability and low maintenance of the exterior. The interior woodwork is highly crafted of fine hardwoods milled on-site.

Landscape Design:The 3.5 acre site is blessed with an abundance of mature hardwood trees, native rhododendrons and mountain laurels. The house site was carefully placed on top of a sloping knoll so as to maintain the largest oak, hickory, and maple trees and the many native (flame) azaleas. After careful thinning of the wooded area, native plants were incorporated into the landscape, such as oak leaf and flowering hydrangeas, ferns, dogwoods, hemlocks, rhododendrons, hollies, irises, daylilies, laurels, hostas, etc. Many low maintenance edible fruit bearing plants were added including blueberries, strawberries, cherry trees, service berry and herbs. Finally, an area was designated to accommodate a vegetable garden. All planted vegetation is grown organically utilizing the site's top soil supplemented with organic fertilizers and generous amounts of on-site produced compost.

HVAC:Force air heating and cooling- Trane high efficiency heat pump 14 seer rating, 34,000 BTU/HR Max Blank (Mfg. in Germany) woodstove with baking oven. All HVAC duct work and air handler are within the insulation envelope of the home.

Sewer and Water:465 foot deep well (8 gpm flow) and gravity feed septic system.

Site:A beautiful south facing mountain property was an opportunity to design a contemporary passive solar home that limit the disturbance of native vegetation while maximizing visual connection to nature. The 3.5 acre site is located in Merrill's Cove (Southeast Asheville), just a 15 minute drive to downtown Asheville and 15 minutes to the regional airport. This rural residential lot in a restricted development and offers complete privacy, sloping land, mature hardwood trees, southern exposure, and 180 degree pristine mountain year-around view.

Exterior Materials:Hardi panel cement board accented with Vermont slate roofing shakes, vertical grain western red cedar and mahogany, standing seam metal roof, ipe (ironwood),
white oak and locust decking (milled on-site), stainless and galvanized steel fasteners.

Interior Materials:Painted drywall, quarter-sawn white, red oak and hickory floors, quarter sawn oak, walnut, and cherry trim, white oak/steel tubing baluster, split-face block, granite counter top and hearth, stainless steel counter tops, and T&G spruce cathedral ceiling in great room. All hardwood flooring and trim were milled (quarter-sawn) on-site from building site trees and wind fallen trees found near the site.

Cabinetry:Custom built and recycled kitchen cabinets (birdseye maple faced drawers and doors featuring Blum hardware with full extension under-mount slides and soft close blumotion). Bathroom cabinetry utilizes black cherry, mahogany, white oak, black walnut, and stainless steel.

Doors and Hardware:Front door is custom built by owner using quarter-sawn white oak and black cherry, and ball bearing hinges. Solid birch interior door with contemporary Schlage hardware.

Plumbing Fixtures:Grohe throughout with Kohler Class 5, low-flush toilets.

Electrical Fixtures: 3 ceiling fans (contemporary and energy star rated), custom design wall scones, stainless steel/glass exterior lights. All bath exhaust fans are remote for quiet operation and energy efficiency.

Windows:High Efficiency Hurd sliding doors and windows. Anodized bronze aluminum cladding with wood interior.

Insulation:Formaldehyde free fiberglass wall insulation R19 and R30 (1st level). Foil face polyisocyanurate foam insulation under 1st level cement floor R14, behind block walls R17, and roof R42

Appliances: All stainless steel appliances, Kitchen-aid cook top & refrigerator, Bosch dishwasher, Dacor convection wall oven, and GE frontload washer & dryer.

Electronics:All the bedrooms as well as the office is wired for cable and phone. High speed internet available thru phone company. Power boosted TV antenna has been installed which receives high definition local and public stations (no monthly cable TV fees). Satellite high definition television is also available.

 

These are just a few of the features that benefit the biuyer who chooses GREEN.

Here in Asheville, we are pleased to serve an unique, eco-friendly "green" niche in the real estate market.

Residential energy efficiency is in high demand these days.

Homeowners know that they can invest in or create a more energy efficient property and that this adds up  to money saved on energy bills.

Possibly, even more than this, there is the positive feeling that they can  reduce their greenhouse gas emissions.

Another real plus is the availability of tax incentives. There are a number of weatherization programs, for example, tailored towards homeowners that seek to upgrade their homes.

According to the Environmental News Network these tax credits are valid for projects completed through December 31, 2010.

Carolina Farm Stewardship Asheville Area Conference

I am looking forward to the 2009  Carolina Farm Stewardship Association 24th Q the Carolina Farm StewardAnnual Conference.

Possibly most exciting to me is having the opportunity to touch bases with and learn from respected organic educators who will be at the Conference.  The good luck that the Conference will be held just a hop-skip-and-jump from Asheville is a real bonus.  The event provides educational workshops for beginning gardeners, advanced organic farmers and folks interested in sustainable living. 

 This year, the gathering will be at the Blue Ridge Assembly, a retreat center on 1200 acres of Appalachian mountains and home to hiking trails, mountain streams, historic buildings, and also offers a crafts center for the kids. 

Often conferences offer food that makes me want to bring my own. But the Carolina Farm Stewardship Conference features local and organic farm food, including breakfast both days. Hope to see you there.

Neighborhood Infusions -One Sunday in Asheville

 Neighborhood Infusions 

These are my favorite neighborhoods,       
the out-of-the way bits
guarded by ancient oaks,
and here and there, distinguished with
a friendly fence someone recently painted-
not white, but with an infusion of color: lavender
to grace the red-to-orange geraniums
in terra-cotta pots
that hang out on the other side. 

I like the histories: The foot trail wide
and so well-worn
that runs along a stream
and leads back, in human-time,
to seventeen and ninety-four
to a Cherokee
who walked this way, like me,
but then it was a narrow trading path.

And if I turn my head just-so as I meander,
a Rose-Breasted Grosbeak or a
Scarlet Tanager
, or a
Yellow-billed Cuckoo, or a
Ruby-throated Hummingbird, or even a
Yellow-bellied Sapsucker
may call out in the same song
my fellow traveler heard so long ago
and, with this particular infusion of "color"
bridge  two hundred years and more,
so we can meet.

Now the days are wrapped in bone-cold chill,
the mountain mists press down upon my rooftop.
Should others cover up in blankets or in scarves
hand-woven in grey and purple and plaid,
I will not.  I have seen how muses paint
in shades of true.
I will relish the first bite of winter
bare-headed, though bald I am,
immerse myself in an array
of hues and never-ending colorful infusions.
And I shall greet each passer-by
with at nod that says,
 "All's Well!"

Four Seasons of Change as Opportunity in Real Estate

Looking again at the photo I took this morning of an Asheville  dawn (see below) reminded me how quickly the scene changed. You had to be ready with your camera to capture the vermillions and pinks and hints of blue. That got me philosophizing about change in general: CHANGE that is also Opportunity-

CHANGE is right here today- in our routines- in where we live-and possibly even in the way we live.

Change -by the very fact that it is universally understood, is a common thread we share in the tapestry of sustainable living. It's just a fact of being in the world. And because of all this, it actually brings with it a strong sense of belonging.

A few thoughts on the SEASONS OF CHANGE in the practice of real estate

Whether that change involves moving from a family farm into the city, or relocating from another state to the Appalachians and the Greater Asheville area, our clients voluntarily are initiating four all-important "seasons"- the sweet spring of optimism, the summer of informed skepticism, the brilliant autumn of realistic expectations, and finally the clear winter of wise choices.

Fitting Salue to VeteransMen Without Houses 

Joe GI, retired,
rolls a smoke
from his nearly empty pouch.

He casts a very, very long shadow
on the wall,
companion to silhouettes,
too many too count,

belonging to men
without houses,
waiting for a door to open
at the local shelter.
